<ul>
<li>Does your guttering have over flow holes apart from the normal drainage points? Just incase your downpipe is blocked, its a wise idea to have another point in your gutter with an overflow to help water to escape in heavy downpours.</li>
<li>Are your gutters regularly serviced and cleaned? Not only is this good to help with bushfire releaf but its also another common problem with leaks. If a gutter is full of broken down mulch it can only carry half as much water.</li>
<li>If you have a box gutter it can be very problematic if not setup the correctly. Firstly the depth of your box gutter should be of a minimum to help guarantee maximum flow, and again overflows are very important. Nine times out of ten box gutter leaks means water inside your property, which can be a very costly to fix.</li>
<li>Installing Leaf guard in box gutters can be a good idea especially to catch hale and other debris which can block gutter causing floods.</li>

			<content:encoded><![CDATA[<p>Ok, since I had a positive response to my last post, I though I’d post some other valuable information on metal roof repairs and general metal roofing tips.</p>
<p>    Make sure when sealing your roof flashing that you under seal all joins! This is sometimes over looked and I’m telling you its guaranteed to leak.<br />
    Rivet all joint around 40mm apart and when joining box gutters create another rivet line back about 5omm like a zig zag.<br />
    Over seal rivets. Remember that rivets are not waterproof!<br />
    When lapping under apron or barge capping or joining any roof flashing,  make sure water is running over the join, not into the join.<br />
    Condensation is sometimes a cause of dampness in your roof space, especially if you don’t have insulation.<br />
    When installing apron capping along a parapet wall (very common in inner city Sydney), make sure you under seal between back of apron and wall, create a fold back of 10mm on top of roof flashing and then seal with Sika-flex pro and something similar. This sealant is very flexible and wont completely cure, so it works especially well on walls which will crack and move over time.</p>

<h3>Following these steps can temporarily stop water entering building or home.</h3>

<p>1. Decipher where leak is coming from? for eg.. if you have parapet walls around your home or business premises check the apron flashings attached to inside walls and make sure these are sealed correctly. This is a common problem with pores walls and in most cases the best most fool proof solution is to cap the entire wall.</p>
<p>Look for cracks in previous sealed areas, Holes in flashings, laps on sheets, laps on flashings, rust holes, corroded areas etc..</p>
<p>2. If its too wet to do anything and your place is being flooded then get a tarp and cover the area to the ridge holding it down with sand bags is sufficient. Be carefull and if you cannot do this your self then call the SES or a friend…</p>
<p>3. If the leaks not too bad then wait until its dry then seal area with roof and gutter silicon remembering to dry the areas first with a rag. Don’t use wet weather silicon &#8211; its a waste of time!</p>
<p>4. Call a roofing contractor and we’ll solve the problem long term. Most roofers will give you a guarantee on there work so its good to ask this when getting a quote.</p>
